  • Heating

    One or more permanent heaters that can directly heat the main living room must be provided by the landlord. The heater(s) have to be of an appropriate kind and have the minimum heating capacity needed for your main living room.

    If the main living room requires more than 2.4 kW of heating, you cannot use an electric heater (apart from a heat pump), unless you are "topping up" qualified heating that was installed prior to 1 July 2019.

  • Insulation

    The healthy homes insulation requirement should already be met by landlords who have added additional insulation after July 1, 2016. These landlords most likely won't need to take any further steps to meet the healthy homes requirements. They must nonetheless make sure the insulation is in a suitable state of repair.

    The packaging for new insulation includes the R-value. The R-value from the package may be stapled to a beam, so look for any existing insulation in the ceiling or under the floor. You can determine the thickness yourself or get advice from a qualified insulation installer. Insulation on existing ceilings that was put in before July 1st, 2016, must be at least 120mm thick.

  • Ventilation

    Each room must include openable windows, doors, and skylights that together measure at least 5% of the space's floor area.

    Every window, door, and skylight must be able to open and stay fixed in the open position.

    A continuous mechanical ventilation system that satisfies specific requirements or an extractor fan that vents air to the outside is required in every kitchen and bathroom.

  • Moisture Ingress and Drainage

    The removal of storm water, surface water, and ground water requires effective drainage systems for rental properties. A ground moisture barrier is necessary for rental homes with enclosed sub-floor spaces.

  • Draught stopping

    Landlords are required to check the property for any unreasonable gaps or holes in the walls, ceilings, windows, skylights, flooring, and doors that might result in draughts. To stop draughts, any open fireplace that isn't being used has to be sealed up or have its chimney plugged.Description goes here

  • Compliance Statement

    All new or renewed tenancy agreements must include specific information about the rental property’s current level of compliance with the healthy homes standards.

    Landlords that don’t meet their obligations under the healthy homes standards are in breach of the Residential Tenancies Act 1986. They may be liable for exemplary damages of up to $7,200.
